What Happened in the Maui Market This Past Week: August 3, 2026
Nationally, home prices are still sitting near record highs while sales activity stays cautious — the same push-and-pull we’ve been watching most of the summer. Mortgage rates ticked up slightly too, with the 30-year fixed averaging 6.66% this week, per Freddie Mac. It’s easy to read headlines like that and wonder what they actually mean for you. The honest answer: not much, on their own. What matters is what’s happening right here on Maui, where the rhythm is a little different every week.
What We’re Seeing on Maui Right Now
This week picked up a touch. New escrows came in at 33, up slightly from 30 last week, split between condos and homes with buyers still active across price points. Active inventory eased back some, and total pendings dipped slightly too — nothing dramatic, just the market breathing the way it typically does this time of year. A batch of new listings hit the market as well, and one of those found a buyer within its first week — a good sign for sellers wondering how quickly a well-positioned home can move. On the pricing side, a good number of sellers adjusted this week, almost entirely downward, and one of those price-adjusted homes did go pending shortly after.
Kihei, Kula, Wailea, and Wailuku were the busiest neighborhoods for pending sales this week — proof the areas people love to live in keep moving, no matter the season.
What This Means for You
If you’re buying, this is a good week to be patient and a little bold: there’s fresh inventory to look at, and sellers who’ve adjusted their price are often the most ready to talk. If you’re selling, the story is the same one we keep coming back to — homes that are priced for today’s buyer, not last year’s market, are the ones getting attention.
This Week in Global Luxury
Being part of Coldwell Banker’s Global Luxury Network is something I take real pride in — and it’s a nice reminder that some of the most remarkable properties in that network are right here at home. This week’s stand-out: a 25-plus-acre agricultural retreat perched in the uppermost heights of Launiupoko, commanding one of the most sweeping panoramic ocean views in the islands — the kind of vista that stretches clear across the Auau Channel toward Lanai and Molokai. The newly built, 6,682-square-foot single-level residence was completed in 2023, and it’s currently listed at $12 million by Evan Harlow, RS, of Coldwell Banker Island Properties. Truly one of those homes you have to see to believe.
The Bottom Line
Every week on Maui tells its own small story, and this week’s was a quietly steady one — a bit more escrow activity, sellers meeting the market where it is, and a few fresh listings finding buyers fast. That’s exactly why we track it: so you always know what’s really happening, not just what the national headlines say.
