What Happened in the Maui Market This Past Week: August 10, 2026
Quick fun fact to kick off the week: NASA is restarting its nuclear space program, and futurist Peter Diamandis notes the new compact reactors and atomic engines in development could one day cut the trip to Mars from nine months down to just three. As he puts it, “chemistry got us off the planet — fission is how we take the solar system.” A good reminder that even while we’re watching slower-moving numbers like interest rates and inventory counts, the pace of innovation elsewhere just keeps accelerating.
Speaking of numbers here at home: nationally, home prices keep drifting a little higher — the median price for existing single-family homes is up modestly over the past year, and prices were higher in a growing share of the country’s metro areas than they were earlier this year. The regional picture varies: the Northeast and Midwest have seen the biggest gains, while the West holds onto the country’s priciest markets by a wide margin. Mortgage rates crept up again too, with the 30-year fixed averaging 6.69% this week, per Freddie Mac. It’s easy to read headlines like that and wonder what they actually mean for you. The honest answer: not much, on their own. What matters is what’s happening right here on Maui, where the rhythm is a little different every week.
What We’re Seeing on Maui Right Now
This week eased back a touch. New escrows came in at 27, down from last week’s pace, with activity split fairly evenly between condos and homes. Active inventory ticked up a bit, giving buyers a few more options to consider, while total pendings held essentially flat. A healthy round of new listings hit the market too, and one of those already found a buyer within its first week. On the pricing side, a good number of sellers trimmed their asking prices this week, almost entirely downward — and at least one of those adjustments turned into a pending sale shortly after.
Wailuku, Kihei, Maui Meadows, and Kaanapali were the busiest neighborhoods for pending sales this week — proof the areas people love to live in keep moving, no matter the season.
What This Means for You
If you’re buying, this is a good week to be patient and a little bold: there’s fresh inventory to look at, and sellers who’ve adjusted their price are often the most ready to talk. If you’re selling, the story is the same one we keep coming back to — homes that are priced for today’s buyer, not last year’s market, are the ones getting attention.
The Bottom Line
Every week on Maui tells its own small story, and this week’s was a quieter one — a bit less escrow activity, but fresh inventory and sellers still meeting the market where it is. That’s exactly why we track it: so you always know what’s really happening, not just what the national headlines say.
This Week in Global Luxury
There’s something fulfilling about being part of Coldwell Banker’s Global Luxury Network, especially with so many extraordinary listings right here in our own Hawaiian backyard. This week’s headline sale, straight from Coldwell Banker Island Properties’ Stellar Sales recap: 72-1255 Puka Pa St., a custom residence within the gates of Hualālai Resort on Hawaii Island, offering seven bedrooms, nine bathrooms, and roughly 6,200 square feet of living space, with golf course frontage, direct ocean views, and a swimming pool. It closed for $21.5 million, with Frank Schenk, RS, of Coldwell Banker Island Properties representing the seller — a great note to end the week on, and a reminder of just how far this market, and this network, really reaches.
