What matters is what’s happening right here on Maui, where the rhythm is a little different every week.

This week was a steady one. New escrows held flat compared to last week, split fairly evenly between condos and homes, which tells us buyers across price points are still active. A healthy batch of new listings hit the market too, and — as usual this time of year — a handful of sellers adjusted their pricing to meet buyers where they actually are. None of those price-adjusted homes went pending yet, which is worth knowing if you’re a buyer keeping an eye on a home that’s been sitting a little longer than expected.
Kihei, Kaanapali, Wailuku, and North Shore all stayed busy with pending sales this week — proof the areas people love to live in keep moving, no matter the season.
