What Is a Home Selling For on Maui? August 2026

Maui closed 64 single-family homes at a $1,200,000 median in August 2026 and 68 condos at $564,950 — here is how each district moved. The island-wide numbers were quiet. The districts were not, and that’s the part worth reading.

Maui single-family homes in August 2026

Sixty-four homes closed, two more than last August, at a $1,200,000 median. Sellers received 97% of list price on average, 17% of homes sold above list, and 86 new listings came on.

The number I’d point at is days on market. The island-wide median was 92 days, down about 27% from last August. Homes that sold in August found their buyer faster than homes that sold a year ago, even though the median price is lower than it was then.

Maui condo sales in August 2026

Condos closed 68 sales at a $564,950 median, up about 19% in count year over year. That median was the lowest island-wide condo median since February 2021, according to the Island Properties report.

Condos received 94% of list price and ran a 123-day median on market, and 118 new condo listings came on — the largest new-listing count of any property type.

North Shore

The North Shore recorded 5 single-family sales at a $1.8 million median, up about 20% year over year. Sellers here received 99% of list price, a lighter discount off asking than most of the island, and one sale closed at $2,950,000 at full list price.

Five sales across Paia, Kuau, Spreckelsville and Haiku is a reminder that there’s really no such thing as a North Shore average. Pricing on this coast is done parcel by parcel, and the comparable set is often a dozen sales deep going back a year or more. My current Kuau listing at 720 Hana Highway #7 is a working example of what that conversation looks like.

Central Maui

Central Maui had the most single-family activity on the island — 22 sales, up 29% year over year, at a $1,000,000 median. Above-list sales here ran ahead of the 17% island-wide figure. Central is where the island’s owner-occupant demand lives, and August looked like it.

On the condo side, Central closed 9 sales at a $545,000 median.

Upcountry

Upcountry recorded 16 sales, exactly matching last August, at a median just under $1.5 million — up about 11% year over year. Upcountry and the North Shore were the two districts where the median rose without the sales count falling.

South Maui

South Maui closed 11 single-family sales at a $1,600,000 median, up about 12%.

The condo side is the bigger story. South Maui recorded 34 condo sales, up 48% year over year, at a $655,000 median — down about 11%. That is the clearest example of what happened island-wide in August: more transactions at lower medians. My Maui Gardens G-103 listing sits under that median, and on a South Maui condo the monthly fee and the financing questions move a buyer’s actual number as much as the price does.

West Maui

West Maui single-family sales came in at 7, down 36% from last August, at a $1,700,000 median. With that few closings in a district, the median is more of a data point than a trend — worth watching over a quarter rather than a month.

West Maui condos did more volume: 24 sales, up 20%, at a $600,000 median, down about 11%. Same pattern as South Maui.

Maui luxury sales in August 2026

The luxury tier — single-family over $2.5 million and condos over $1.5 million — recorded 11 sales in August across about $43.5 million in combined volume.

Six were single-family, at a $2,925,000 median, 95% of list price received, and a 79-day median on market. Five were condos, at a $2,200,000 median. The month’s largest single transaction was a Kapalua condo at $12,500,000, which closed at full list price in 25 days.

By district, South Maui took 5 of the 11, Upcountry 3, West Maui 2, and the North Shore 1. There were no bid-ups anywhere in the luxury tier in August.

Where 2026 stands year to date

Through the end of August, Maui has recorded:

  • 485 single-family sales, up 2.8% over the same period last year, at a $1,225,000 median (down 5.8%)
  • 545 condo sales, up 17.5%, at a $650,000 median (down 8.5%)
  • 80 vacant land sales, down 12.1%, at a $629,150 median (down 10.1%)

More closings, lower medians. On the single-family side, total dollar volume is down 12.5% even with the higher sale count — a year in which the number of transactions is holding up and the dollars per transaction are not.

What the August numbers mean if you’re buying or selling on Maui

Three things the data supports, without stretching a single month into a forecast:

Days on market is doing something different from price. The island-wide single-family median fell to 92 days while medians in most districts are flat or lower. Property priced to the current comparable set is moving on a normal timeline.

The price reduction number is the tell. Nearly 4% of active inventory took a price reduction in the final week of August alone. Listings that sit are being repriced rather than held, which is what keeps the days-on-market median where it is.

Your property has its own comparable set. A South Maui condo, a Haiku parcel and a Wailea home are three different markets that happen to share an island. The island-wide median is a headline, not a valuation.
